Spanish Mortgage Pre-Assessment Tool

Estimate mortgage amount, deposit, purchase costs, monthly payments and document checklist.

Spain = tax resident. Any other country = non-resident buyer.

Optional. If empty, the tool uses the typical maximum. Non-residents max 70%; residents max 80%.

Banks usually require the mortgage to finish by age 75.

Non-resident estimates are capped at 30 years. In practice, 20–25 years is more common.

Mortgage rate assumptions

Add example rates to test the monthly payment. If empty, the tool uses default example assumptions.

Final pricing depends on the bank, LTV, profile, income currency, linked products and underwriting.

“Total mortgage payments over term” means monthly payment × full mortgage term. “Estimated interest over term” means total payments minus the original loan amount. It excludes taxes, purchase costs, insurance and bank fees.

Early repayment flexibility

Spanish residential mortgages usually allow partial or full early repayment. In many cases, legal caps on compensation make future overpayments or early cancellation an important planning advantage.

    What is CIRBE?

CIRBE is the Bank of Spain’s central credit register. Spanish lenders may use it to verify existing loans, credits and guarantees in Spain.

What is a home-country credit report?

A home-country credit report is usually issued by a recognised credit bureau such as Experian, Equifax, TransUnion or Credit Karma. It helps Spanish lenders understand your credit commitments outside Spain.
