It includes down payment + indicative purchase taxes + notary/registry/gestoría estimates + valuation (tasación) + Viva Finance fees. Final totals can vary by region and buyer profile.

What DTI is considered “OK” in Spain?

As a rule of thumb, banks often prefer DTI < 40% (sometimes lower depending on profile). Our calculator flags when the case is above typical bank comfort and suggests a max affordable price.

Why do you show a stress test for variable mortgages?

Variable mortgages can change with Euribor. The +1% / +2% scenarios show how payments and DTI could look if rates increase, which helps budgeting and lender discussions.

Resident vs non-resident: what changes?

Typical maximum LTV differs (often ~80% resident vs ~70% non-resident), which impacts down payment and cash needed. The calculator automatically applies these limits.
